Jackson County has more variety in its foundation types than almost anywhere in the metro. You've got 1940s concrete block in Raytown, Truman-era limestone in Independence, slab foundations across the south side, and full basements through Blue Springs. Each type has its own failure patterns, and we've been repairing all of them on the Missouri side for over four decades.
What foundation problems are most common in Jackson County?
Bowing basement walls and settling foundations. Jackson County has a lot of older block foundations, especially in Independence and Raytown, that were built in the 1940s through 1960s. Those block walls take a beating from the clay soil pressure over 60-80 years. We also see a lot of limestone foundation issues in the oldest parts of Independence — houses built in the early 1900s with rubble limestone walls that crack and shift over time.
Do you work on the Missouri side of Kansas City?
Absolutely. We work all over Jackson County — Kansas City MO, Independence, Blue Springs, Lee's Summit, Raytown, Grandview. The state line doesn't mean anything to us. Our shop is in KCK but we're across the line constantly. We know the soil and building styles on both sides.
