Heavy expansive clay, the worst in the metro. Settling, bowing basement walls, and sunken slabs are routine here from Overland Park to Gardner.

The metro sits on expansive clay soil that swells when it rains and shrinks when it dries. That constant movement cracks walls, sinks footings, and pushes basement walls inward. Add 100+ freeze-thaw cycles every winter and clay that won't drain, and you get the foundation, basement, and concrete problems we fix here every week.
Close, but not identical. Johnson County has the heaviest, most expansive pure clay. Clay and Platte counties north of the river have a silty-clay mix that drains a bit better but still moves, and Platte adds river-bottom alluvial soil near the Missouri. We adjust the repair method to the soil under your specific home.
